What a Room Costs at Downtown Extended Stay

A single room at 320 Main Ave S is $65 a night or $250 a week. A double is $75 a night or $275 a week. A studio is $325 a week, and the studio is sold by the week only.

That is the whole rate card. This page sets those numbers against every other lodging business in Twin Falls that publishes a weekly rate, and it names the places where somebody else is cheaper, including the two that publish a week under our studio.

Every competitor figure below came from that business's own website on September 2, 2026 and stays attributed to it. Two of them are live booking engine quotes for named dates rather than published rates, and they are labeled that way where they appear. Prices move, chain prices move daily, and none of these numbers are ours to keep current.

This building has singles, doubles and studios. A single and a double can be taken for one night or for a week. The studio cannot. It is a weekly room and $325 is the only price it has. There is no nightly studio rate, we do not quote one, and there is no per night figure for it at all. If you want a studio, you are booking a week.

New Leaf Properties has run motels in Twin Falls since 2005 and has twelve properties in town. Downtown Extended Stay is one of them. Where another New Leaf property carries the same room type it carries the same price, $65 and $250 on a single, $75 and $275 on a double, $325 a week on a studio. Not every building has all three types. This one does.

Seven nights at the nightly rate against the week

Both numbers are published, so the arithmetic is worth doing before you call.

  • A single at $65 a night, taken seven nights, is $455. The weekly single rate is $250. That is $205 less for the same seven nights.
  • A double at $75 a night, taken seven nights, is $525. The weekly double rate is $275. That is $250 less for the same seven nights.
  • The studio has no nightly rate, so there is nothing to compare it to. It is $325 a week and that is the only way it is sold.

If your stay is going to run a full week, ask about the weekly rate when you call. On a single that is the difference between $455 and $250.

Weekly rates published by Twin Falls lodging businesses, read off each business's own website on September 2, 2026. These figures are theirs, not ours, and they change without telling us.

Two of those rows need a note. Motel 6 does not publish a rack rate at all. The $45 is quoted per night with a seven night minimum, and $315 is their own stated minimum multiplied out, not a figure we invented for them. Blue Lakes Inn publishes two different weekly numbers at the same time. Their body copy and their FAQ say $480 a week. Every one of their page titles and meta descriptions says $360 a week, and $360 does not appear anywhere in the visible copy. The $360 is the one that shows up in a search result, so that is likely the number you saw first. Both were live on September 2, 2026.

Now read down the weekly column honestly. Our single at $250 is the lowest weekly figure of the four on September 2, 2026, and our double at $275 is under all three of the others as well. Our studio is a different story. At $325 a week it sits above Canyon Springs at $295 and above the $315 that the Motel 6 weekly rate works out to, and under both of the numbers Blue Lakes Inn carries. The highest weekly figure in that table is Blue Lakes Inn's $480, not ours.

Where somebody else is cheaper

Our number is not the lowest on every measure and there is no sense pretending otherwise, because you can check all of this in about four minutes.

  • Canyon Springs Extended Stay publishes "Rates as low as $45 a night!" on their own site. That is below our $65 single. For one or two nights, they publish a cheaper number than we do.
  • Motel 6 quoted $56 to $61 a night at the member rate for a midweek night on 14 to October 15, 2026, against a struck-through $64 to $69. That is also below our $65. It is a live engine quote for named dates and not a standing rate, and the same engine quoted $95 a night for 1 to September 2, 2026. Chain prices move daily.
  • On a studio week, two of the three publish less than we do. Canyon Springs advertises "As low as $295 a week!" and the Motel 6 weekly rate of $45 a night with a seven night minimum comes to $315 for the week. Both are under our $325 studio. If a weekly room is what you need and the room type is not the point, our single at $250 is the cheaper thing to ask for.
  • Canyon Springs also publishes "Monthly rentals begin at $1,100 per month", and Blue Lakes Inn publishes "Monthly rentals begin at $1600 per month" plus "As low as $53/night when you book a month!" We do not publish a monthly rate to set against those.
  • Canyon Springs and Blue Lakes Inn both state no credit checks in their FAQs, same as us. That is not a point of difference.

SureStay by Best Western Twin Falls at 1260 Blue Lakes Blvd N publishes no weekly, monthly or extended stay rate anywhere, and their booking engine has no extended stay option in the rate filter. Their engine quoted $144.32 to $184 a night for 1 to September 2, 2026. That is a live quote for one date and it will read differently tomorrow.

So the honest read is this. For a single night, cheaper rooms are published in this town. On a studio week, two of the other three publish less than our $325. On the weekly rate taken as a whole, our $250 single was the lowest published figure of the four on September 2, 2026, and it is $45 under the next one down.

Who this building actually suits

A student or a parent at the college
College of Southern Idaho is 2.4 miles and 5 minutes by car.
Somebody between places to live
The weekly rate, no lease and no credit check are the whole reason this works. Twelve places to eat, twelve grocery and corner stores, twelve banks and ATMs and two laundromats are within walking distance.

On foot from the door: Twin Beans Coffee Company and Prasai's are about 3 minutes, Jim Bob's Bakery is about 3, 2nd South Market is about 4. Maverik at 120 6th Ave W is about 11 minutes. Magic Suds Addison, the laundromat at 1539 Addison Ave E, is about 24 minutes on foot. Walgreens at 306 Blue Lakes Blvd N is about 25 minutes.

Two of our other buildings are inside a ten minute walk if this one is not the right fit. Old Towne Lodge at 248 2nd Ave W is 0.4 miles, about 9 minutes, and has singles, doubles and studios. 760 Main Ave Extended Stay at 760 Main Ave S is 0.41 miles, about 9 minutes, and is studios only. The same prices apply at both.

The deposit depends on the room. On some rooms it is one week's rent at move in. On others there is none. We are not going to print a single figure on a web page and have it be wrong for the room you end up in, so ask about the specific room when you call and you will get a straight answer before you commit to anything.

  • Capri Motel, 1341 Kimberly Rd. 0.82 miles, 2 minutes by car, about 16 minutes on foot. They publish no rate, because they have no working website. The domain a directory lists for them, caprimoteltwinfalls.com, is unregistered.
  • The Fillmore Inn, 102 Fillmore St. 0.93 miles, 2 minutes by car, about 19 minutes on foot. A bed and breakfast, which is a different sort of stay from this one.

Worth knowing about this market generally: several of the closest lodging businesses in Twin Falls publish nothing at all, because they have no website. Capri Motel's listed domain is unregistered and the regional tourism board still links that dead address. Holiday Motel at 615 Addison Ave W has no site we could find, and the domain a directory lists for them belongs to a Holiday Motel in Lordsburg, New Mexico. Falls Ave Suites at 798 Falls Ave has no business website either. That is not a knock on how they run their rooms. It just means you cannot compare their prices from a chair, and you will have to call them the same as you would call us.
