What a Room Costs at Downtown Extended Stay
Nightly stays are back, subject to availability: $65 a night for a single and $75 for a double. A week here works out to as low as $35.71 a day, paid weekly ($250 a week).
A single room at 320 Main Ave S is $65 a night or $250 a week, which is $35.71 a day. A double is $75 a night or $275 a week, which is $39.29 a day. Nights are subject to availability. A studio is $325 a week, and the studio is sold by the week only.
That is the whole rate card. This page sets those numbers against every other lodging business in Twin Falls that publishes a weekly rate, and it names the places where somebody else is cheaper, including the two that publish a week under our studio.
Every competitor figure below came from that business's own website, read again on September 23, 2026, and stays attributed to it. Two of them are live booking engine quotes for named dates rather than published rates, and they are labeled that way where they appear. Prices move, chain prices move daily, and none of these numbers are ours to keep current.
If you want a room, the number is (208) 733-2010. Booking is direct: each property takes bookings on its own site, or by phone. Se Habla Espanol.
The rates at 320 Main Ave S
Downtown Extended Stay sits at 320 Main Ave S in Twin Falls. There are three kinds of room here: a single, a double and a studio. Singles and doubles are booked by the night or by the week, and studios by the week, up to 30 days.
| Room | Per night | Per week | Per day on the week | Up to 30 days |
|---|---|---|---|---|
| Single | $65 | $250 | $35.71 | $1,000 ($33.33 a day if you use all 30) |
| Double | $75 | $275 | $39.29 | No 30 day rate |
| Studio | Weekly only | $325 | $46.43, paid weekly | No 30 day rate |
Published rates at 320 Main Ave S, Twin Falls.
Our nightly rate is $65 for a single and $75 for a double, before 8% tax ($70.20 or $81.00 with tax). Nightly stays are back, subject to availability. Many of our rooms go to guests staying a week or longer. Four to six nights never cost more than a week: $250 in a single, $275 in a double.
These are standing rates, the same at every New Leaf address that has the room. They are not quotes a booking engine builds for a particular date, so the number you read here is the number on the phone.
The studio is sold by the week, never by the night: it is $325 a week, which is $46.43 a day, paid weekly, and a stay longer than a week is priced at that same daily rate.
Our week against our nightly rate
A night is $65 in a single and $75 in a double, subject to availability. Under a week you pay for the nights, but never more than the week: in a single two nights are $130, three are $195, and four to six nights are $250. In a double that is $150, $225, then $275.
A week in a single is $250, which is $35.71 a day, paid weekly. A stay longer than a week is priced at that same daily rate: 8 nights in a single is $285.71 (1 week at $250 plus 1 day at $35.71 a day), and a single never costs more than $1,000 for up to 30 days.
A week in a double is $275, which is $39.29 a day, paid weekly, and 8 nights in a double is $314.29 (1 week at $275 plus 1 day at $39.29 a day).
If your plans might stretch past a week, a single for up to 30 days is $1,000, which is $33.33 a day if you use all 30. Say so when you book or when you call.
The week, against every Twin Falls business that publishes one
Four lodging businesses in Twin Falls publish a weekly rate that we could find. Here is what each one’s own website said for its Twin Falls location on September 23, 2026, when we read all four again.
| Business | Weekly rate as published | What their site says |
|---|---|---|
| Downtown Extended Stay, single | $250 | Our own published rate, $35.71 a day. |
| Downtown Extended Stay, double | $275 | Our own published rate, $39.29 a day. |
| Downtown Extended Stay, studio | $325 | Our own published rate, sold by the week only. |
| Canyon Springs Extended Stay | $295 | "As low as $295 a week!" on their site. Their FAQ also lists $1,100 a month. |
| Motel 6 Twin Falls | $322 | Their booking engine showed $46 a night as a weekly rate with a 7-night minimum for a September 23, 2026 check in. Seven nights at that rate is $322. It is a quote for a date, not a rate card. |
| Blue Lakes Inn Extended Stay | $360 or $480 | Page titles say $360 a week. Body copy and the FAQ say $480 a week. Both were live on the same day. |
Read from each business’s own website on September 23, 2026. These are their numbers, not ours. Any of them can change a price the day after we looked, so check with them before you decide on the strength of this table.
Of those four weekly rates, our single at $250 was the lowest on September 23, 2026, as it was when we first surveyed the market on September 2, 2026. Our studio at $325 a week is not the lowest week: Canyon Springs publishes $295 and Motel 6’s booking engine quoted $322 for a week from a September 23 check in.
Blue Lakes Inn needs explaining rather than picking. Their visible copy and their FAQ say $480 a week, while every page title and meta description on the site says $360 a week, so $360 is the figure a search result shows. We print both.
All three sit on Blue Lakes Blvd N: Canyon Springs at 1357, Motel 6 at 1472, Blue Lakes Inn at 952.
What our week works out to per day
Drive north on Blue Lakes Boulevard looking for a room by the week and you pass two extended stay motels. Here is what each site publishes for its Twin Falls location and where, read September 23, 2026.
- Canyon Springs, 1357 Blue Lakes Blvd N. Homepage, title tag and meta description: "As Low As $295/Week".
- Its FAQs: "Weekly rentals start as low as $295 per week", "Monthly rentals begin at $1,100 per month".
- Blue Lakes Inn, 952 Blue Lakes Blvd N. Body copy: "As low as $480/week!". Title tag and meta description at the same time: "As Low As $360/Week". Its homepage adds "As low as $53/night when you book a month!", and its Rooms and Rates page says "Rates as low as $53 a night!" with no condition attached.
- Its FAQs: "Weekly rentals start as low as $480 per week", "Monthly rentals begin at $1600 per month".
- Motel 6, 1472 Blue Lakes Blvd N. Its booking engine, for a September 23, 2026 check in: "$46 /night, Weekly rate (7-night minimum)", which is $322 for seven nights.
Both FAQ pages carry the question "What is the minimum stay?" Canyon Springs answers "We offer both weekly and monthly rentals with flexible terms to accommodate your needs." Blue Lakes Inn answers "We offer both weekly and monthly rentals with flexible terms..." Neither answer states a number of nights. Canyon Springs does not rent by the day or night, only by the week, according to its own FAQ and site (its FAQ also lists a $1,100 month); Blue Lakes Inn's answer does not say it rents by the week only, so we do not say that for Blue Lakes Inn.
New Leaf publishes a single at $65 a night, subject to availability, or $250 a week. 250 / 7 = 35.714285..., which is $35.71 a day across seven paid nights. A double is $75 a night or $275 a week, and 275 / 7 = $39.29 a day. A studio is $325 a week, and 325 / 7 = $46.43 a day, paid weekly.
| Room or motel | Published rate | Per day |
|---|---|---|
| New Leaf single | $250 a week | $35.71 |
| New Leaf double | $275 a week | $39.29 |
| New Leaf studio | $325 a week | $46.43, paid weekly |
| Canyon Springs | $295 a week | $42.14 |
| Motel 6 | $322, 7 nights | $46.00 |
| Blue Lakes Inn | $360 a week | $51.43 |
| Blue Lakes Inn | $480 a week | $68.57 |
Published weekly rates, read September 23, 2026. Every per day figure is that week divided by seven paid nights. Blue Lakes Inn runs both of its figures at once. Motel 6 is a booking engine quote for a September 23 check in. Of the Twin Falls lodging businesses publishing a weekly rate for their Twin Falls location, $250 was the lowest we read that day.
The single steps down again. A stay of up to 30 days is $1,000. That is a flat price for the stay, so it comes to $33.33 a day only if you use all thirty: 1000 / 30 = 33.333... Thirty days at the week's daily rate would be 250 / 7 x 30 = $1,071.43, and a single stops at $1,000, so a full thirty days saves $71.43; a stay of 7 to 27 nights is priced at $35.71 a day, paid weekly, and 28 to 30 days in a single is $1,000. Canyon Springs publishes $1,100 a month, which is $36.67 a day, and Blue Lakes Inn $1,600 a month, which is $53.33 a day. Theirs renew. Every New Leaf reservation is capped at 30 days, so for a longer stay we are not the right business.
What we are not claiming. We are not saying our studio is the lowest weekly rate: Canyon Springs' $295 week and Motel 6's $322 week are lower. We are not saying our $65 night is the lowest in town either: Blue Lakes Inn says as low as $53 a night (read September 23, 2026; its homepage ties that price to booking a month), and our nights are subject to availability. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. And $35.71 takes seven paid nights, the same way $33.33 takes all thirty days.
Room type decides the address. A single is at nine of our twelve addresses, a double at eight, a studio at nine. Three sell a studio only: 760 Main Ave Extended Stay, 760 Main Ave S; Deluxe Motor Lodge, 761 Main Ave W; Jones Motel, 660 Main Ave N. Twin Falls Motel, 2152 Kimberly Rd, sells a single only. Book on that property’s own site, or call (208) 933-4480.
Where somebody else is cheaper
Nightly stays are back, subject to availability: $65 a night for a single and $75 for a double, before 8% tax. Many of our rooms go to guests staying a week or longer, so a night here depends on what is free. Other places in town publish a nightly rate too, and Blue Lakes Inn advertises a lower one. We would rather say so than have you find out later.
- Motel 6 publishes no rack rate. Its booking engine showed $70 a night at the My6 member rate (struck from $80) for a September 23, 2026 check in, plus $6 taxes and fees. That is a quote for one date, and it will read differently tomorrow. That $70 is above our $65 single and under our $75 double.
- Blue Lakes Inn says "Rates as low as $53 a night!" on its Rooms and Rates page, and "As low as $53/night when you book a month!" on its homepage. That $53 is under our $65 single.
By the week the order flips. Our single at $250 ($35.71 a day) and our double at $275 ($39.29 a day) come in under every weekly rate we read. Our studio at $325 a week does not: Canyon Springs publishes $295 a week, and Motel 6’s booking engine quoted $46 a night with a 7-night minimum for a September 23 check in, which comes to $322 for the week.
Going the other direction, SureStay by Best Western at 1260 Blue Lakes Blvd N showed rates from $127.60 a night for September 23, 2026 and states typical rates from $140; it publishes no weekly or extended stay rate anywhere on its site. That too is a quote for one date rather than a standing price.
All of those were read on each business’s own website on September 23, 2026.
Who this building actually suits
320 Main Ave S is in downtown Twin Falls. Drive times below were measured on the real road network on September 1, 2026.
- Somebody visiting a patient
- St Luke's Magic Valley Medical Center is 3.6 miles and 8 minutes by car. Twelve clinics and medical offices sit within walking distance of the door, along with four pharmacies.
- A trade working a job in town
- Chobani is 3.3 miles and 7 minutes by car. Amalgamated Sugar is 3.0 miles and 5 minutes. Six staffing and job service offices are within walking distance. A week at $250 or $275 is a fixed number you can plan a job around.
- A family passing through
- Shoshone Falls is 4.9 miles and 9 minutes by car. Magic Valley Regional Airport is 5.6 miles and 12 minutes. Magic Valley Mall is 3.3 miles and 8 minutes. The public library is 0.3 miles and Twin Falls City Park is 0.5 miles, both about a minute out.
- A student or a parent at the college
- College of Southern Idaho is 2.4 miles and 5 minutes by car.
- Somebody between places to live
- The weekly rate, no lease and no credit check are the whole reason this works. Twelve places to eat, twelve grocery and corner stores, twelve banks and ATMs and two laundromats are within walking distance.
On foot from the door: Twin Beans Coffee Company and Prasai's are about 3 minutes, Jim Bob's Bakery is about 3, 2nd South Market is about 4. Maverik at 120 6th Ave W is about 11 minutes. Magic Suds Addison, the laundromat at 1539 Addison Ave E, is about 24 minutes on foot. Walgreens at 306 Blue Lakes Blvd N is about 25 minutes.
Two of our other buildings are inside a ten minute walk if this one is not the right fit. Old Towne Lodge at 248 2nd Ave W is 0.4 miles, about 9 minutes, and has singles, doubles and studios. 760 Main Ave Extended Stay at 760 Main Ave S is 0.41 miles, about 9 minutes, and is studios only. The same prices apply at both.
Booking, and what the deposit is
You book online at downtowntf.com/reserve.html, or by calling (208) 733-2010. None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone.
- No lease. A week is a week and you are not signing anything that runs longer.
- No credit check.
- Spanish spoken. Se Habla Espanol.
- Phone: (208) 733-2010. Email: newleafmotels@gmail.com.
The deposit depends on the room. On some rooms it is one week's rent at move in. On others there is none. We are not going to print a single figure on a web page and have it be wrong for the room you end up in, so ask about the specific room when you call and you will get a straight answer before you commit to anything.
The office is at 296 Addison Ave W, and the same phone number reaches all twelve buildings.
Other places to stay near this address
These were measured from 320 Main Ave S on September 1, 2026. They are competitors and neighbors, and you are welcome to call them.
- Capri Motel, 1341 Kimberly Rd. 0.82 miles, 2 minutes by car, about 16 minutes on foot. They publish no rate, because they have no working website. The domain a directory lists for them, caprimoteltwinfalls.com, is unregistered.
- The Fillmore Inn, 102 Fillmore St. 0.93 miles, 2 minutes by car, about 19 minutes on foot. A bed and breakfast, which is a different sort of stay from this one.
- Cherrywood Apartments, 2026 Elizabeth Blvd. 1.43 miles, 4 minutes by car. Apartments, so a lease and a credit check are usually part of it.
Worth knowing about this market generally: several of the closest lodging businesses in Twin Falls publish nothing at all, because they have no website. Capri Motel's listed domain is unregistered and the regional tourism board still links that dead address. Holiday Motel at 615 Addison Ave W has no site we could find, and the domain a directory lists for them belongs to a Holiday Motel in Lordsburg, New Mexico. Falls Ave Suites at 798 Falls Ave has no business website either. That is not a knock on how they run their rooms. It just means you cannot compare their prices from a chair, and you will have to call them the same as you would call us.
Questions people ask
A single: $65 a night, subject to availability, or $250 a week, which is $35.71 a day, paid weekly. Read on September 23, 2026, that $250 was the lowest weekly rate published by any of the four Twin Falls lodging businesses that publish one for their Twin Falls location.
There is no nightly studio rate. The studio is $325 a week, which is $46.43 a day, paid weekly, for a stay of a week or more. There is no per night figure for it to quote you. For one night, a single is $65 and a double $75, subject to availability.
A week in a single is $250, which is $35.71 a day, paid weekly, and a double is $275, which is $39.29 a day, paid weekly, both well under our nightly rate; a longer stay is priced at that same daily rate, and a single never costs more than $1,000 for up to 30 days. Our nightly rate is $65 for a single and $75 for a double, subject to availability, and four to six nights never cost more than a week.
On a studio week, yes. Canyon Springs advertises as low as $295 a week and Motel 6's booking engine quoted $322 for a week from a September 23 check in, both under our $325 studio. On the single at $250, no weekly rate published for a Twin Falls location was lower when they were read on September 23, 2026. For a single night, Motel 6 sells nights too, and its booking engine showed $70 a night at the member rate for a September 23, 2026 check in, which is a live engine quote for a named date rather than a standing rate. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. Our own nightly rate is $65 for a single and $75 for a double, subject to availability. Blue Lakes Inn says as low as $53 a night on its own site (read September 23, 2026; its homepage ties that price to booking a month), which is under our single, and the Motel 6 quote is under our double but not our single.
Because their site carries both at once. Their body copy and FAQ say $480 a week. Their page titles and meta descriptions say $360 a week, which is the figure that appears in a search result, and $360 is not in the visible copy anywhere. Both were still live on September 23, 2026. Ask them which one applies.
It depends on the room. On some rooms it is one week's rent at move in. On others there is none. Call (208) 733-2010, name the room you are asking about, and you will be told before you pay anything.
No to both. Canyon Springs and Blue Lakes Inn also state no credit checks in their FAQs, so that is common in this part of the market rather than something unusual.
None of our twelve Twin Falls properties are listed or bookable on Booking.com, Expedia or Hotels.com. Booking is direct: each property takes bookings on its own site, or by phone.
St Luke's Magic Valley Medical Center is 3.6 miles and about 8 minutes by car. College of Southern Idaho is 2.4 miles and about 5 minutes. Measured on the road network on September 1, 2026.
Old Towne Lodge at 248 2nd Ave W is about a 9 minute walk and has singles, doubles and studios. 760 Main Ave Extended Stay at 760 Main Ave S is about a 9 minute walk and is studios only. Both are ours and both carry the same prices.
Yes, subject to availability. One night is $65 in a single or $75 in a double, before 8% tax ($70.20 or $81.00 with tax). Many of our rooms go to guests staying a week or longer, so check your dates at downtowntf.com/reserve.html or call (208) 733-2010. Four to six nights never cost more than a week. The studio is $325 a week, sold by the week, with no nightly rate. The $35.71 a day figure is the $250 week, paid weekly over seven paid nights, not a one night price.
250 / 7 = 35.714285..., which is $35.71 a day across seven paid nights. The double at $275 a week is 275 / 7 = $39.29 a day. Read again on September 23, 2026, $250 was still the lowest of the weekly rates published by Twin Falls lodging businesses that publish one for their Twin Falls location.
Up to 30 days per reservation. A single is $1,000 for a stay of up to 30 days. It is a flat price for the stay, so it works out to $33.33 a day only if you use the full thirty, and more per day on a shorter stay. It is available at the nine addresses that have a single. There is no up to 30 days rate for the double or the studio. Idaho law can create a tenancy once a stay runs 30 continuous days, which is why every reservation stops there.
By the week, on the single: $35.71 a day against $42.14 at Canyon Springs, $46.00 at Motel 6 and $51.43 or $68.57 at Blue Lakes Inn, from the rates each of them publishes for its Twin Falls location, read September 23, 2026. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. By the night, our rate is $65 for a single and $75 for a double, subject to availability, and Blue Lakes Inn says as low as $53 a night (its homepage ties that price to booking a month), so for one night we are not the lowest. Our studio at $325 a week is above Canyon Springs at $295 and above the $322 week Motel 6's booking engine quoted for a September 23 check in, and below both Blue Lakes Inn figures.
A single is at nine of our twelve addresses, a double at eight, a studio at nine. Three addresses sell a studio only, and Twin Falls Motel at 2152 Kimberly Rd sells a single only. Book on that property's own site; the twelve booking pages are listed at tfrooms.com/locations.html. Or call (208) 733-2010 and we will tell you which address has your room type open.
No. $35.71 a day is the $250 week, paid weekly; it takes seven paid nights and is not a nightly price. One night in a single is $65 (a double $75), subject to availability, before 8% tax. The studio is booked by the week only and has no nightly price.
No. Our studio is $325 a week, which is $30 above Canyon Springs' $295 week and $3 above the $322 week that Motel 6's booking engine quoted for a September 23, 2026 check in. The single at $250 a week and the double at $275 are the two that come in under both. Motel 6's booking engine quoted $46 a night with a 7-night minimum for that check in, which is $322 for the week. Canyon Springs Extended Stay does not rent by the day or night, only by the week, at $295 a week, according to its own FAQ and site; its FAQ also lists a $1,100 month. Both were read September 23, 2026.
